I appointed Charybdis via a tender process to act as Main Contractor for the construction of my most recent development - a 8000 sq.ft. new built home in Surrey. I was immediately impressed by James' professional manner, open and honest approach, and superior technical knowledge which quickly became apparent once we delved into the structural details.

James and his team picked up on inconsistencies in my architect’s designs, suggested ways to optimise the build timeframe and talked competently through the cost/ benefit considerations of using different construction techniques where there were choices to be made. Their tender pricing was open and transparent. They were willing to work with me to tender the main subcontractor packages early on, in order to lock in significant costs. They allowed me to bring on board trusted tradesmen I’d worked with in the past (e.g. an architectural stone fabricator, a roofer) and enabled an atmosphere of mutual respect, trust and collaboration which underpinned our relationship through the duration of the build.

There are several key reasons why I would choose to work again with James and his team:

The quality of execution of each element of the build was outstanding. On the rare occasion that I would identify something on site that was not as expected, I would find that this had already been picked up by the contracts manager (Craig) and his very competent site manager (Paul) and wheels were already in motion to address the issue. A year on since completion, there is barely a snag to be seen in the house - a true testament to the quality of a Charybdis build.

As the build progressed, I realised that my involvement in the finest detail of every construction, design and procurement element was not typical of the rest of James’ client base.

Nevertheless, he and his team indulged all my questions, respected my contribution and consulted me on every decision. They were happy to accommodate my specific requirements (e.g. I insisted on a particular make of non-toxic, no VOC paints). If I was being a pain, which I’m sure sometimes I was, they never once treated me as such and always made time to indulge me.

I do sincerely believe that if I had fallen ill partway through the build and returned at the end to see a finished house, I would have found the same quality of finished product as was achieved with me having been on site daily.

I was working to a strict budget which meant I was focused on efficiencies in procurement and interested in time management. James and the team were respectful and accommodating of my constraints. I also came to realise that my relatively modest 8000 sq.ft. build and my constrained budget placed me very much at the lower end of their extensive and impressive portfolio of builds, yet I was was always afforded the same respect and consideration as their higher end clients.

Any issues that arose and were escalated to James (and there always are issues in building projects), were always dealt with professionally and fairly. Integrity, respect and transparency underpinned the relationship from start to finish.

I would wholeheartedly recommend Charybdis to anyone looking for a design and build project contractor. I hope to work with the team again in future and in the meantime, I get to enjoy the home of my dreams and I am very grateful to them for making it a reality and helping me enjoy the journey.
